Developer reacquires senior living projects in Heights, Meyerland

Houston-based Bridgewood Property Co. has regained ownership of two senior living properties it developed in Houston and plans renovations to both.

The company announced the acquisition of the Village of the Heights, a 103-unitproperty at 1407 Studewood in 2015, and the Village of Meyerland, a 125-unit property at 4141 N. Braeswood built in 2013. The properties, which provide independent, assisted and memory care residences, were purchased from a national life insurance company that was ready to exit its investment. Terms were not disclosed.
“These communities represent the cornerstone of our vision for premium senior living, ”said Jim Gray, president of Bridgewood. “We’re excited to build upon their success and enhance the resident experience through significant investments in both properties.”

Bridgewood typically develops projects in established neighborhoods where residents can stay close to their churches, shopping and families. Developments include the Village of Tanglewood and the more recently built Village of Southampton near Rice Village.

Planned updates to the communities include new furnishings and decor, paint, carpet and lighting along with exterior paint. The generators will be upgraded to power the entire buildings, including residential units, when there’s an outage.

The transition should be fairly seamless to residents as the company’s property management affiliate will continue to manage the properties.

“There should be no impact to them day to day other than a nice new refreshed look when it’s said and done,” said Alex Pichon, managing director for Bridgewood.

Bridgewood has developed more than 5,100 senior living residences in the southeasternU.S. The company has current portfolio of 20 properties, including eight in Houston andothers in Dallas, Austin, Arkansas, North Carolina and Tennessee.

Bridgewood Purchases Land in Green Hills for Luxury Senior Living Community

NASHVILLE, TN – Bridgewood Property Company (Bridgewood), a national developer of high-end senior living properties, announces the acquisition of 3808 Cleghorn Avenue in the heart of Green Hills for the development of a mid-rise, luxury retirement community. Bridgewood Acquires Land in Charlotte, NC

Construction begins on senior living high-rise in Southampton Place

A 17-story luxury senior living community will rise in one of Houston’s wealthiest areas.

Houston-based Bridgewood Property Co. announced April 12 that construction has started on the project, called The Village of Southampton. It will be at 5020 Kelvin St. in Southampton Place, a neighborhood adjacent to West University Place and Rice University. 

“One of our primary considerations in identifying an appropriate location for a new senior community is enabling prospective residents to stay in the neighborhoods where they have always lived,” Jim Gray, Bridgewood’s president and founder, said in a press release. “We saw that this well-loved, long-established Houston enclave was very much underserved in quality senior living options.”

The Village of Southampton is expected to open in spring 2020. It will be 340,699 square feet and offer 204 total units, consisting of 108 independent living units, 68 assisted living units and 28 memory care units. Community amenities will include an indoor heated pool and spa, fitness center, movie theater, full-service salon, outdoor terraces, secured garage parking for residents and guests, valet and concierge services, formal and private dining, bistro, sky lounge and shuttle service to local destinations.

Dallas-based PRDG designed the tower, and Houston-based SpawGlass is the general contractor. SpawGlass also was the general contractor for Bridgewood’s The Village of River Oaks, an eight-story community that opened last year.

Bridgewood’s in-house management company, Houston-based Retirement Center Management, will manage The Village of Southampton. Bridgewood owns properties under the Village brand in Texas and manages properties under the Village on the Park and Carriage Inn brands in Texas and Oklahoma through Retirement Center Management. Some of the Village-branded properties are midrise communities, according to Bridgewood’s website, but The Village of Southampton will be significantly taller than any of the company’s existing properties.

Solving the Senior Housing Middle-market Crisis

Existing developers like Drever Capital Management and Bridgewood Property Company have developed a less-expensive senior housing option in major markets like Austin and Atlanta.

Among development companies, there are few actively targeting the void for middle-market senior housing by offering a “light” version of the existing model.

This off-price housing looks and feels a lot like the high-end senior housing that runs about $3,600 per month on average, but is offered at 10% to 20% less by controlling development costs and operating costs.

For some, the model has worked well, but developers agree that controlling costs to the extent needed in order to offer the product widely is a great challenge.

Houston-based Bridgewood Property Company recently completed its first lower-cost senior living community, located in the greater Austin, Texas, area. The company has three additional projects of this type in various stages of development—with success so far in its completed community—as well as numerous high-end developments completed and in progress in the sector.

Monthly rents for consumers in the off-price communities are roughly $1,000 to $1,500 less than for the developer’s high-end urban properties.

“It’s still not what I would call ‘inexpensive,” says James Gray, Bridgewood’s founder. “It’s still a challenge to get the price down, but we are certainly renting for a lot less [than the high-end communities].”

A focus on independent living may be one key to success. The community has 80 independent living units, 24 assisted living units and 22 cottages, all on nine acres in greater Austin, Texas.

The company has reduced construction and operating costs by roughly 20% in a variety of ways, Gray says.

“We find there’s a lot of space not utilized except for two hours per day,” Gray says of the traditional model. Capitalizing on that finding can help reduce the building footprint by 20% across common areas, he says.

The initial success of the property already developed will serve as a prototype for the middle-market program going forward—in which there are several communities in various stages of development.
